Rosina Street Former Garage/Car wash London E9 6JH Planning Application granted in 2011. Demolition of existing single storey building and erection of three storey building with roof terraces, providing 160 m² A1 space on ground floor and 6 residential units (4x1 and 2x4 bed). The area contains a mix of uses with light industry, office, warehouses, residential and places of religious assembly located opposite of the site to the east. The site lies within the Homerton High Street Defined Employment Area (DEA) and forms part of a wider industrial hinterland located around Digby Road to Barnabas Road. The site is outside the Controlling Parking Zone. The proposed scheme would be car-free with a lockable and secured bike storage provided for a total of 12 bicycles (2 for each flat). The massing of the proposal has been generated with consideration to the established scale and massing of the surrounding buildings on Rosina Street elevations. Excitement is added to the urban scene through the system of the brick columns, which shapes a form of tubular grid to the street façade. A distinctive mix of brick, white render and wood panelling rules the façade. The flats were planned to maximise the views to the west (street scene). All the serving areas like kitchen and bathroom have been orientated to the rear (east) in order to avoid any overlooking. The roof will be provided as extensive green roof in order to install a true Eco-friendly solution for the development. The whole development has been design to meet the at least the requirements to achieve a Code Level 3 rating.
