When buying or investing in real estate you need to keep in mind that location is always the most important factor, even for a tiny house (condo) like this one. Overall there are about 5 key lessons to keep in mind with a small apartment like this. 1. This property could make for a perfect rental property for beginners since there are so many people that would prefer to live by themselves than with roommates. 2. This tiny house (apartment) could be a second home for someone that has a larger house in the suburbs and doesn’t want to commute hours every day 3. As far as comparable sales go, since this minimalist apartment is so small and on the basement level you would have to factor in the price being a good amount below the comparable sales in the building. Look at the price per square footage and then factor in a lower price since it is on the basement level and smaller. 4. Small houses and apartments are trendy right now, there are plenty of people that would prefer location over having a practical sized home 5. If you are a real estate investor, I always recommend starting small with a rental property like this or a smaller flip and then gaining more experience to take on the bigger deals. This would be the perfect investment for a beginner real estate investor.
